Identifying nicotine contamination allows you to make informed decisions about cleaning, restoration, or remediation to prtect indoor air quality and create a healthier living environment.

California AB 455 Compliance

California Assembly Bill 455 is a new state law that affects the sale of single-family residential properties. Under AB 455, sellers who know there is nicotine or tobacco residue (commonly called thirdhand smoke) on or in the home- or know that past occupants smoked or vaped inside-must disclose that information in writing to prospective buyers before the sale. “Thirdhand smoke” refers to the chemical residue left behind on walls, carpets, furniture, and other surfaces long after smoking or vaping has stopped.

  • Testing before selling gives you objective, documented evidence of whether nicotine residue is present- helping you meet your legal disclosure obligations under AB 455.
  • It protects you from potential liability or disputes later in the transaction by providing clear results buyers can see.
  • It supports transparency and trust between buyers and sellers, espectially when nicotine residue might affect indoor air quality or the perceived value of the home.
